Your home most certainly holds cherished memories for you, but once you decide to sell, you must see it for what it is: a product for which you must spark interest and desire.  One of the biggest mistakes I encounter is when sellers don’t present their homes in the most competitive light. This means dressing your home and staging it properly.   And trust me, it’s worth the investment.  It's the famous saying....we only get one chance to make a first impression.  From curb appeal, to the smell and asthetic appearance of your home, see it through the buyers eyes.

Marketing Matters

Gone are the days of simply throwing a listing in the MLS and letting it sell itself.   In today’s real estate environment, previously tried-and-true marketing techniques routinely fall short.

Today, there are a lot more tools at your disposal than you may realize. Therefore we need to consider every avenue available to you: social media outlets, keywords, direct mail distribution, open house and more.

Price to Sell

Think of it this way:  We want to look at the "Comps", we don't wany your property to sell the neighbors home.  Your list price is nothing more than a for sale sign that serves to get as many eyes on your property as possible.  Ask yourself,  "What do these prospective buyers see?"  The best-priced property on the market that also looks the nicest, is a buyer’s dream come true.  This is a sellers dream too....could lead to multiple offers or simply a quick sale.


Hire a Pro

Often times there are terms in our industry that can be confusing.

Real estate agent - Is a professional in the industry who has taken and passed all required real estate classes, along with the real estate licensing exam.  Agents are also referred to as real estate associates.

Realtor - Is a professional in the industry who has taken and passed all required real estate classes, along with the real estate licensing exam.  A realtor is a real estate professional who is a member of the National Association of Realtors (NAR). To become a member, a real estate professional has to agree to abide by the association's standards and uphold its code of ethics.

Broker -  This professional has continued his or her education past the real-estate-agent level and has passed a state real estate broker license exam. Real estate brokers can work as independent agents or have other agents working for them: Agents who have passed the broker exam, but who choose to work under another broker is typically called a real estate associate broker. An associate broker may share in the brokerage profits above and beyond the typical agent commission.
